Common roofing challenges in Ballantyne, NC
The common roof problems in Ballantyne are aging original shingles, hail bruising, wind-lifted courses, cracked pipe boots and hot attics, and most of them go back to the first build. The roofs here are more alike than most, so the problems are predictable.
Questions about your roof? Call (704) 352-1112 or get a free estimate.
- Original shingles at end of life The first roofs on the 1990s and 2000s subdivisions got whatever shingle the builder specified, and they are wearing out together. The signs are granule loss, curled edges and bare mat on the south slopes. Our most common Ballantyne job is a new roof of Owens Corning Duration architectural shingles, with new underlayment, ice-and-water membrane at the valleys and new drip edge.
- Hail bruising nobody has noticed Hail lands hard and evenly on Ballantyne's open lots and wide slopes, yet from the driveway the roof looks fine. On the free inspection we chalk the hits and count them per square. We also photograph the soft metals on the vents and gutters that show the strike pattern.
- Wind-lifted shingles at the eaves and ridge On the exposed Ballantyne slopes, straight-line wind off a thunderstorm gets under the first course at the eave and the cap at the ridge. It breaks the seal strip, and the next rain follows it in. We reseal or replace lifted courses, and on a replacement we set the starter strip and the ridge cap so they hold.
- Cracked pipe boots and rusted flue flashing A Ballantyne roof with a couple of decades of sun on it has split rubber collars on the plumbing vents and rust on the furnace flue flashing. Those leak into the attic well before anything shows on a ceiling. We replace boots and flue flashing on every replacement, or on a repair visit when that is all the roof needs.
- Hot attics under tight houses A tight Ballantyne house with a few builder soffit vents and no ridge vent runs an attic well over the outdoor temperature all summer. The shingles seem to curl from underneath. We check intake and exhaust on the inspection and correct the venting as part of the replacement.
Book the free photo inspection and you will see which of these your Ballantyne roof has, if any.

Matthew is the most professional owner I have encountered in a very long time. As a former owner of a business it was such a great experience working with Matthew. He is detail oriented, knowledgeable of all things roofing, product knowledge. He is a pleasure to work with. Completed the inspection, provided pictures and explanation, patched the roof and came and met with the insurance adjuster.…
Just had my roof and gutters done with Charlotte Premier Roofing. From start to finish the experience was beyond expectation. Matthew communicated with me along the way and when I had to put the project on hold he didn’t try to pressure me to do it sooner. I’ve dealt with some companies that are so pushy and untrustworthy; this is not one of them.…
Matthew and his team at Charlotte Premier Roofing did an exceptional job replacing my roof. The entire process was smooth, efficient, and completed on schedule. The workmanship is excellent, and the price was very reasonable. I truly appreciated their professionalism, clear communication, and attention to detail throughout the project.…

About the Area
All about Ballantyne, NC
Ballantyne is a neighborhood of Charlotte, not a separate town. It is an edge city on the south side of Mecklenburg County, at the state line. The houses a roofer works on here date from its build-out, from the early 1990s on.
How Ballantyne was built
Until then it was a hunting tract owned by the Harris family. The family and their partner started Ballantyne Corporate Park and had the whole area rezoned. At the time it was the largest rezoning in county history.
Another developer had already bought the land for Ballantyne Country Club and the housing around it.
Whole streets roofed at once
The subdivisions off Johnston Road, Ballantyne Commons and the streets around them went up in a tight window. It was one master-planned community, with similar pitches and similar shingles across whole streets.

Those roofs are now reaching replacement age street by street. A hail storm across Ballantyne reaches every roof on a street at once.
The commercial side
The commercial side has changed faster than the houses. The corporate park was sold in the largest deal in Charlotte real estate history. It is being rebuilt as a denser, walkable district with apartment towers, Ballantyne Village, the Panorama Tower and the golf course turned into The Bowl at Ballantyne.
None of that is our work, but it means the houses around it are staying put. A new roof from us carries the written workmanship warranty and the manufacturer material warranty.

Landmarks
The four thirty-foot monuments at Johnston Road and Ballantyne Commons mark the center. St. Matthew Catholic Church is the big landmark parish, and the Charlotte International Arts Festival is held here.
Traffic and roads
Traffic has always been part of Ballantyne, since offices, shops and housing are all reached by car. We plan dumpster drops and material deliveries around it. We try to have the crew set up before the morning traffic builds.
From Weddington we reach Ballantyne by I-485 and Providence Road. Inside the neighborhood we work off Johnston Road (US 521) toward Pineville, and Marvin Road toward the county line.
Storm work
Ballantyne and nearly every area on the I-485 perimeter has grown fast over the past decade. Our crew is through Ballantyne and Blakeney most days for wind, hail and heavy rain damage.
FAQs
Frequently asked questions: roofing in Ballantyne, NC
How does Charlotte Premier Roofing handle a hail claim in Ballantyne?
We inspect the Ballantyne roof, the gutters, the vents and the attic, then chalk and photograph every hit and build a photo report. You contact your insurer, and we can meet the adjuster on the Ballantyne roof and walk through what we found.
One reviewer wrote that our owner met with their insurance adjuster over hail and wind damage and it made the whole thing a lot less stressful. Homeowners have had the whole roof and gutters replaced through claims we documented, but we do not promise the outcome, because the carrier decides.
Why does a hailstorm in Ballantyne sometimes turn into claims for a whole street at once?
Ballantyne was built out fast, mostly from the early 1990s through the 2000s, as one master-planned community. Whole subdivisions off Johnston Road and Ballantyne Commons went up in the same short window, so houses on a given street tend to share the same age, pitch and shingle type. Hail crossing one of those streets hits every roof about the same.
How do you get a crew out to Ballantyne from your base in Weddington?
We come up I-485 and Providence Road from Weddington. Inside the neighborhood we work off Johnston Road, US 521, toward Pineville, or Marvin Road toward the county line, depending on which side of Ballantyne the house sits on.
Ballantyne sits right against the South Carolina line. Does that change anything about a roofing job there?
Ballantyne sits at the bottom of Mecklenburg County against the South Carolina line, but the neighborhood itself is entirely in North Carolina, so a Ballantyne address is inside where we work. We do not work in South Carolina. Our service area is North Carolina only, within about 25 miles of Weddington.
