How often should a shingle roof in Mecklenburg County be inspected?

We do not put a number on it, roofs and streets differ too much. What we would say is after any hail or high wind on your street, before you list the house, and any time you notice a stain or a lifted tab or debris sitting in the valleys. And if nobody has looked at it since it was installed, now would be the time.

Do you clean gutters or clear gutter guards in Union County?

Clearing debris out of the valleys and off the gutter guards is part of the maintenance visit. Gutter cleaning on its own is a small part of what we do, but if a drainage problem is what you called about, that is where we look first. Can you check my attic ventilation during a roof inspection in Mecklenburg County?

Yes, it is part of every inspection. We look for a ridge vent and whether the soffit intake is clear, and check the decking for signs of condensation. Attic venting repairs and attic venting installation both show up in reviews of our work alongside the roofing.

Will you tell me if my roof in Charlotte needs replacing instead of maintenance?

Yes, with photos, and without pressure. If the shingles are at the end of their life you get a replacement estimate to keep, and the maintenance items still get done if you want the roof to hold on until you are ready. Can you find a leak in Mecklenburg County when it only shows up in heavy rain?

Usually, yes. Heavy-rain-only leaks are common and they tend to point at a detail that sheds a normal rain and gives up under volume or wind-driven rain, a valley with no ice-and-water under it, say, or a low-slope section. Counter flashing that only leaks when the rain is hitting the chimney sideways is another. Depends what is failing. A boot or a flashing detail on a roof with years left in it gets repaired, same with a handful of wind-torn tabs. Curling and bald shingles across whole slopes are a different conversation, so is decking that gives underfoot or a leak that keeps coming back.
