Flashing, pipe boots and ventilation
Flashing all gets rebuilt, because on our repair calls it is where a roof usually goes first. Every plumbing vent gets a new boot too, the old ones are usually cracked well before the shingles are done.
Ventilation is part of the job: a ridge vent along the peak gives the attic a way to push hot air out. A lot of the early shingle wear we see is on roofs that never had one, or that is our read on it anyway. Reviewers list attic venting repairs and attic venting installation right alongside the roof.
Cleanup
Cleanup is what homeowners ask about most, and one Google reviewer wrote that they were worried about nails in the yard and did not find one. Tarps go over the beds and walkways before the first shingle comes off, and the tear-off gets bundled as it goes rather than thrown.
When the roof is done our crew runs a magnet across the lawn, the driveway, the beds, anywhere a nail could have landed.
How the estimate reads
Roofs are measured in squares, a hundred square feet each, and the estimate reads that way. It lists squares of shingle, an allowance for decking sheets, linear feet of drip edge and ridge vent, and the flashing details called out one by one. We do small commercial buildings too, one business owner in our reviews had the roof on their business replaced and wrote about our crew keeping to the schedule.
Gutters can go in the same job if yours are due, which is the easiest time to fit the new drip edge and the gutter together.
