Older houses
Concord and Waxhaw both have houses old enough to be decked with boards. Around Union Street in Concord and in the old mill villages the houses were decked with planks instead of sheets, and after a century of nailing the boards split and stop holding, so re-decking with sheet goods goes on the estimate before tear-off. Downtown Waxhaw, near the railroad tracks, has that same board decking under steep, cut-up roofs with old chimneys and flashing patched by several hands over the years.
In Charlotte, the large older homes in Myers Park, Dilworth and Eastover tend to be steep, with two or more chimneys and long runs of wall flashing, and most have been re-roofed at least once, so extra layers and reused flashing are what we plan for. Matthews is a smaller version of that. Plenty of roofs there are on their second shingle, some laid right over the first, and the sheathing under them has not been seen in decades.
Newer subdivisions
Open lots with young trees take weather differently. In Ballantyne and Weddington hail comes down on wide south and west slopes with nothing to break it, and in Ballantyne the covenants mean checking with your HOA before a shingle color gets picked. A Weddington house tends to have a big hipped roof with valleys, dormers and around a dozen penetrations, and every one of those penetrations is a boot or a piece of flashing that can fail. Out in Indian Trail most homes got the builder's shingle put on by production crews, and wind creasing along the rake edges is a regular call.
Water, wind and ice
Huntersville is where wind off Lake Norman matters. Houses close to the water, and west of NC 115 toward McDowell Creek, come up with shingles creased along the nail line, so the starter course at each eave and rake is the first thing we check there. Cabarrus County gets ice storms in a normal winter, and on older Concord roofs the piece we find missing most is ice-and-water membrane at the eaves. Pineville has Charlotte around three sides of it and the South Carolina line on the other, and we roof only on the North Carolina side.
Mature oaks and pines over the older lots in Charlotte, Matthews and Waxhaw load the valleys with leaves and pine straw and drop limbs when ice comes through, and the north slopes under that canopy in Matthews and Mint Hill grow the algae streaks and moss that lift shingle edges over time.

It is a rule in Florida's building code: when more than a quarter of a roof is repaired or replaced in any 12 months, the whole roof has to be brought up to current code. North Carolina's residential code has no 25% threshold, so a damaged roof anywhere in our area does not have to come off just because the repair passed a quarter of it.
