Local Conditions
Common roofing challenges in Charlotte, NC
Most of the calls we get from Charlotte come down to five causes: hail bruising, reused chimney flashing, clogged valleys, limb strikes and hot attics. Which one you have usually tracks the age of the neighborhood and how many trees are standing over the house.
Questions about your roof? Call (704) 352-1112 or get a free estimate.
- Hail bruising on the south and west slopes Hail on a Charlotte roof usually knocks granules loose and bruises the mat, and the shingle fails a season or two later, often before anyone knows the damage is there. One reviewer wrote that our owner pulled a drone out of the truck, flew it around for a few minutes and showed them pictures of damage from a storm the previous summer that they had not known about. On a Charlotte inspection we chalk the hits, count them per square and photograph them for the claim.
- Reused flashing on older chimneys The older brick homes in the Charlotte neighborhoods around Dilworth, Myers Park and Plaza Midwood have been re-roofed before. The last crew often left the original step and counter flashing in place with a bead of sealant over it, which holds for a few seasons. We pull the counter flashing, cut a fresh reglet if the mortar joint will take it, and set new step flashing under new shingles.
- Leaves and pine needles in the valleys Charlotte is one of the greenest cities on the continent, and a lot of that canopy is over somebody's roof. Oak leaves and pine straw pile up in the valleys and behind chimneys, hold water against the shingles and back it up under the laps. We clear the valleys on maintenance visits, and every valley we replace gets ice-and-water membrane so a clogged one leaks slower.
- Ice storms and limb strikes Ice does not sit on a Charlotte roof for long, but the limbs it brings down are the problem. A split Bradford pear or a dropped oak limb cracks the decking, and a small puncture in the field can go months before the ceiling stains. After an ice event we walk the roof and then the attic, since a hole in the decking is easier to spot from underneath.
- Hot attics and curling shingles Charlotte runs more than forty days a year above ninety degrees. An attic with blocked soffits or no ridge vent traps that heat, and when we pull the shingles above it we keep finding curled edges and early granule loss. We check intake and exhaust on every inspection and fix the venting when we replace the roof.
If any of that sounds like your Charlotte roof, book the free photo inspection. Our owner will go through every picture with you.

Matthew is the most professional owner I have encountered in a very long time. As a former owner of a business it was such a great experience working with Matthew. He is detail oriented, knowledgeable of all things roofing, product knowledge. He is a pleasure to work with. Completed the inspection, provided pictures and explanation, patched the roof and came and met with the insurance adjuster.…
Just had my roof and gutters done with Charlotte Premier Roofing. From start to finish the experience was beyond expectation. Matthew communicated with me along the way and when I had to put the project on hold he didn’t try to pressure me to do it sooner. I’ve dealt with some companies that are so pushy and untrustworthy; this is not one of them.…
Matthew and his team at Charlotte Premier Roofing did an exceptional job replacing my roof. The entire process was smooth, efficient, and completed on schedule. The workmanship is excellent, and the price was very reasonable. I truly appreciated their professionalism, clear communication, and attention to detail throughout the project.…

About the Area
All about Charlotte, NC
Charlotte is the county seat of Mecklenburg County and the largest city in North Carolina. From a roofer's truck it is a ring of very different housing around Uptown.
The center sits on a rise between Sugar Creek and Irwin Creek. The neighborhoods spread out from there along the old trading paths that became Trade Street and Tryon Street.
The oldest neighborhoods
The oldest and largest houses are in Myers Park, Dilworth and Eastover, on the tree-lined boulevards near Freedom Park. They have steep roofs, dormers, chimneys and old oaks over everything.

These are also the Charlotte roofs most likely to have been replaced two or three times. Each crew left something behind, like a second layer or a run of flashing somebody decided was good enough. We budget more inspection time on these houses, because there is usually something to find.
Roof ages across the city
Plaza Midwood east of The Plaza, NoDa north of Uptown and the Sugar Creek corridor were fixed up house by house. So roof ages there are all over the map. SouthPark and University City have a lot of multifamily housing and newer construction.
Southeast Charlotte
Southeast Charlotte is where the golf communities and the larger newer homes are. When land inside Mecklenburg ran out, those same builders moved across the county line into Weddington and Waxhaw. Weddington is where we are based.

More about roofing in Charlotte
Newer homes along I-485
Ballantyne on the south side went up fast over the last couple of decades, and so did nearly everything along the I-485 loop. The houses got similar shingles on similar pitches, built in tight windows. So when those roofs start to go, they go street by street.
One hail storm across the loop can put a whole block into claims at once. Steele Creek in the southwest is the same story, with more open ground and more wind.
Weather
Charlotte gets a steady 40-plus inches of rain a year. Summer has a lot of days above ninety, and winter brings a few inches of snow. Ice storms pull limbs down onto power lines and roofs.
The December 2002 ice storm split Bradford pears across the city, and Hurricane Hugo came through in 1989.
Roads
Roads are the other thing a roofer notices. I-77 and I-85 cross near the center, I-277 loops Uptown and I-485 rings the whole city. Independence Boulevard carries US 74 out toward Matthews, the corridor we are on most days.
FAQs
Frequently asked questions: roofing in Charlotte, NC
How does a storm damage insurance claim work on a Charlotte roof?
We photograph every hit on your Charlotte roof, from the ground and with the drone. The photo report covers the roof, the gutters, the soft metals and the attic. You contact your insurance company, and we can meet the adjuster on the Charlotte roof and walk them through what we found.
One reviewer wrote that we contacted their insurer, coordinated the inspections and prepared a detailed photo report, and the insurer agreed to pay for the whole roof. We do not promise that outcome, because the carrier makes the call.
We are in Myers Park or Dilworth and our roof has dormers and a steep pitch. Does that change how you handle a replacement?
Yes. Houses around Myers Park, Dilworth and Eastover tend to carry the steepest roofs we see in Charlotte, with more dormers, chimneys and valleys than a newer build, and heavy tree cover overhead.
We budget extra time for the inspection on these. There is often something worth finding once we are actually up there.
Does a house in Plaza Midwood or NoDa need something different than a house in SouthPark?
Plaza Midwood and NoDa got fixed up house by house over the years, so roof ages there are all over the map. Some are due, some were just done. SouthPark and University City lean newer, with more multifamily and recent construction mixed in. We look at the actual roof before we say what it needs.
Does Charlotte's weather actually wear out a roof faster?
Charlotte runs more than 40 inches of rain a year, plus a real stretch of summer days over ninety degrees, and winter still brings the occasional ice storm heavy enough to bring a limb down on a roof. Our inspection covers the roof, the gutters, the soft metals and the attic, and the photo report shows you all of it.
