What roof maintenance covers on a Charlotte roof, and why it pays

At Charlotte Premier Roofing our roof maintenance covers the details that fail first: pipe boots, flashing sealant, ridge caps, debris in the valleys and on the gutter guards, and the attic ventilation behind all of it. It pays because those are the parts that let water in, and renewing them is small work while the decking is still dry.

A pipe boot cracks in the sun, the bead of sealant on the counter flashing opens up, a ridge cap nail backs out, or a valley fills with leaves. The visit starts with the same free photographic roof and attic inspection we do before any job. At the end you get a short list of small repairs, like a pipe boot or a sealant bead, or a note that nothing is needed.

How we inspect

The inspection is done from the roof and from the attic, and by drone where the pitch or the surface makes walking it a bad idea. Our owner photographs every slope and penetration and run of flashing, plus the attic side of the decking. A slow roof leak usually shows as a dark ring up there well before the ceiling below it does.

You get those photos. A Google reviewer who asked for a general inspection after a bad weather year wrote that they expected damage and were told instead that the roof was in very good shape. We did find some rusty nails, which we replaced and sealed.

Pipe boots and sealant

Pipe boots come first. On the Charlotte and Union County roofs we inspect, what we find most often is a boot or a sealant bead gone while the shingles still have years in them. Every plumbing vent through the roof has a rubber collar around it, and those collars split long before the shingles wear out, on most roofs we look at anyway.

Then sealant, the beads at the counter flashing and the vent caps, and the exposed nail heads on the ridge caps and the last course. Old sealant gets cut out and renewed, not smeared over.

Debris and attic ventilation

Debris collects in the valleys, the low spot behind a chimney and the gutter guards. Leaves and shingle granules both collect there, and wet debris in a valley keeps water sitting on the shingle mat. We clear it on the maintenance visit; the reviewer with the drainage problem was told the cause was most likely debris in the gutter guards.

Attic ventilation gets checked too. No ridge vent or a blocked soffit intake means a hot attic and condensation on the decking in winter, and attic venting repairs are work we do.

Planning a replacement ahead of time

Maintenance is also when a replacement gets planned ahead of time. If the shingles are losing granules across whole slopes, or the decking is soft along the eaves, we tell you that with photos.

Is the roof inspection really free in Charlotte?

Yes. The photographic roof and attic inspection is free whether or not you hire us for anything after it.

One Google reviewer's free inspection found hail damage they had not noticed. For another, the answer was that the roof was in very good shape.

How often should a shingle roof in Mecklenburg County be inspected?

If nobody has looked at it since it was installed, have it inspected now. Beyond that we do not put a number on it, since roofs and streets differ too much. What we would say is after any hail or high wind on your street, before you list the house, and any time you notice a stain or a lifted tab or debris sitting in the valleys.

Do you clean gutters or clear gutter guards in Union County?

Clearing debris out of the valleys and off the gutter guards is part of the maintenance visit. Gutter cleaning on its own is a small part of what we do, but if a drainage problem is what you called about, that is where we look first. One reviewer's drainage issue was most likely debris on the guards, not faulty gutters.

Can you check my attic ventilation during a roof inspection in Mecklenburg County?

Yes, it is part of every inspection. We look for a ridge vent and whether the soffit intake is clear, and check the decking for signs of condensation. Attic venting repairs and attic venting installation both show up in reviews of our work alongside the roofing.

Will you tell me if my roof in Charlotte needs replacing instead of maintenance?

Yes, with photos, and without pressure. If the shingles are at the end of their life you get a replacement estimate to keep, and the maintenance items still get done if you want the roof to hold on until you are ready.
