Local Expertise

Serving the Waxhaw community

  • Old roofs downtown, new roofs on the edges

Waxhaw has old roofs downtown and new roofs on the edges. Around the railroad tracks downtown are the houses in the Waxhaw Historic District: steep and cut up, with old chimneys, original board decking and flashing patched by several hands over the years. On those, the work is decking and reflashing done properly.

North along Providence Road and out NC 75 east and west of town is the growth. Subdivisions, townhouses and larger homes went up quickly there as the town grew through the 2010s. Whole streets there were shingled the same year, so we inspect with that in mind.

  • Wooded lots and cleared lots

Older Waxhaw lots have mature trees, so leaf and pine-straw load in the valleys and limb strikes after ice are the calls we get there. The newer subdivisions were cleared before they were built, so those roofs get every thunderstorm that comes across and hail lands on big unshaded slopes.

One of our customers had hail damage they had not noticed turned up by a free inspection. We photograph it, count it per square and build the report the adjuster needs.

Local Conditions

Common roofing challenges in Waxhaw, NC

The common roofing problems in Waxhaw are old decking downtown, hail on the new subdivisions, cheap flashing on fast builds, limbs on wooded lots and shared townhouse roofs. Which one you have depends mostly on the age of the house.

Questions about your roof? Call (704) 352-1112 or get a free estimate.

  • Old decking under the downtown roofs The houses near the historic district were decked with boards rather than sheathing, and decades of nail holes and a few old leaks leave soft spots and gaps too wide to nail into. After tear-off we walk the deck, replace what will not hold a nail, and only then run underlayment and shingles. We budget for that on an old Waxhaw house, and the free inspection photos show you the deck from the attic side first.
  • Hail on the new subdivisions The new subdivisions have cleared lots, big south-facing slopes, and roofs shingled the same year as the neighbors. When hail comes through Waxhaw along NC 16 or NC 75 it bruises the whole street at once, and most people only find out because a roofer is in the next driveway. We inspect, photograph and document the hits on your own roof for the claim.
  • Pipe boots and cheap flashing on fast builds The Waxhaw subdivisions that went up fast got builder-grade pipe boots and step flashing bent on site. The rubber collars split in the sun, and the flashing lets go at the wall-to-roof transitions on two-story homes. We find them on the free photo inspection, replace the boots and reflash with new metal set under the shingles.
  • Limbs and leaf load on the wooded lots Mature oaks and pines over the older Waxhaw houses fill the valleys and gutters, and every ice event drops a limb or two. Leaf load holds water against the shingles and backs it under the laps. We clear valleys on maintenance visits, put ice-and-water membrane in every valley we replace, and on the free inspection we photograph any limb strike from the attic side, where cracked decking is easier to see.
  • Townhouse and shared roofs The newer townhouse rows in Waxhaw share roof planes and gutters between units, so a leak in one unit can be a flashing or gutter problem a few doors down. We trace the water back before quoting, and if the fix belongs to the HOA or the neighbor we say so.

The free photo inspection shows which of these your Waxhaw roof has, and our owner goes through the photos with you before any fix is priced.

Matthew is the most professional owner I have encountered in a very long time. As a former owner of a business it was such a great experience working with Matthew. He is detail oriented, knowledgeable of all things roofing, product knowledge. He is a pleasure to work with. Completed the inspection, provided pictures and explanation, patched the roof and came and met with the insurance adjuster.…

Just had my roof and gutters done with Charlotte Premier Roofing. From start to finish the experience was beyond expectation. Matthew communicated with me along the way and when I had to put the project on hold he didn’t try to pressure me to do it sooner. I’ve dealt with some companies that are so pushy and untrustworthy; this is not one of them.…

About the Area

All about Waxhaw, NC

Waxhaw is an incorporated town in Union County, named for the Waxhaw people who lived on this land before European settlement. Its northern edge is only a few miles south of the Charlotte city limit.

The land is wooded, rolling Piedmont. It was gold-mining country once, and the old Howie Gold Mine is not far outside the town limits.

Downtown and the historic district

The center of town is built around the railroad, which arrived in the late 1800s and still runs straight through the middle. Shops and restaurants line a landscaped strip on either side, with a footbridge over the tracks.

The Waxhaw Historic District around the tracks is on the National Register. It includes the architecturally significant houses near downtown. Those houses have steep, cut-up roofs, old chimneys and board decking, and they are the hardest roofs we work on in Waxhaw.

Mill-era houses

Cotton mills carried the town through the first half of the twentieth century. When the textile work left, Waxhaw rebuilt itself around antiques, restaurants and Main Street.

The old mill-era houses near downtown have been re-roofed more than once, and each pass left something behind. It might be an extra layer, or a run of flashing somebody just sealed over. We plan for that before the tear-off.

More about roofing in Waxhaw

New single-family homes, townhouses, apartments and shopping have gone up on the edges of town. They line NC 75 east and west, and NC 16, Providence Road, to the north. They went up fast enough to make Waxhaw one of the fastest-growing towns in the region.

Most of our replacement and hail-claim work in Waxhaw is out there, because those roofs were all shingled within a few years of each other.

Around Waxhaw

Cane Creek Park sits south of town on Harkey Road, and the new regional library is on Cuthbertson Road. Marvin Ridge and Cuthbertson are the schools that anchor the newer neighborhoods.

From Weddington we come down Providence Road South into North Broome Street. Waxhaw Marvin Road and Weddington Road, NC 84, get us to the west and east sides of town.

FAQs

Frequently asked questions: roofing in Waxhaw, NC

How do you handle hail damage claims in Waxhaw?

We inspect the roof, gutters, vents and attic, chalk and photograph every hit, and build a photo report. You contact your insurer, and we can meet the adjuster on the roof.

One customer had hail damage they had not noticed found on a free inspection, and we handled everything with insurance on the roof replacement. We do not promise the outcome, since the carrier decides.

The historic district downtown in Waxhaw has some old houses. Are those roofs harder to work on?

The houses around the Waxhaw Historic District, near the old railroad tracks downtown, carry some of the oldest and steepest roofs we see in town, cut up with chimneys and still built on board decking instead of plywood, with flashing that has been patched by several hands over the years.

Why does most of your replacement work in Waxhaw seem to be on the newer subdivisions?

The newer single-family homes, townhouses and shopping along NC 75 and up NC 16 and Providence Road went up fast enough to make Waxhaw one of the faster-growing towns in the area, and most of those roofs were shingled within a few years of each other. That is where we do most of our replacement and hail-claim work in town.

How far out of your way is a job in Waxhaw from your base in Weddington?

Not far. We come down Providence Road South into North Broome Street to reach town, then use Waxhaw Marvin Road or Weddington Road, NC 84, to get to the west or east side depending on where the house sits.
