Which service fits your roof

Most calls start with a symptom rather than a service name, and that is fine. A ceiling stain near the bathroom fan, tabs missing after a windy night, granules piling up at a downspout, a letter from your insurer. The free photo inspection of the roof and attic is how we sort that into one of the five services above, and now and then into none of them.

As a rough guide from what inspections usually turn up: a single failed detail on a roof that still has life in it, like a split pipe boot or step flashing pulled off a sidewall, gets repaired. Curled or bald shingles across whole slopes, decking that flexes when we walk it, or a leak that came back after somebody patched it, and we are talking about replacement. Hail bruising or creased tabs spread over several slopes is storm work, possibly a claim. A sound roof nobody has looked at since it went on needs a maintenance visit. Water sheeting over the front of the gutter goes to gutter replacement, though we photograph the roof above it first, since a valley dumping into one corner is sometimes the real cause.

What a replacement involves

It begins with our owner on the roof and in the attic, or with the drone flown from the truck when the pitch is steep or the shingles are wet. The estimate is written in squares, 100 square feet of roof each, with a decking allowance, drip edge, ridge vent and every flashing detail listed separately. On install day tarps go over the beds and walkways before anything comes off. We strip to bare decking and check it sheet by sheet, cutting out anything soft or delaminated. After that come new underlayment on every slope, ice-and-water in the valleys and at the penetrations, new drip edge along eaves and rakes, new flashing and pipe boots, a ridge vent at the peak, then Owens Corning Duration architectural shingles nailed per the manufacturer. Last thing, a magnet gets rolled over the lawn and driveway and beds, and you get a walkthrough.

Repairs and storm damage

Water usually runs along rafters and underlayment before it shows up indoors, so the hole tends to sit upslope of your ceiling stain. We find the entry point from the attic side and from above, photograph it and circle it for you. The repair is new metal, or a new boot slipped under the shingles above it; caulk smeared over a failed detail does not count as a fix to us. When water is coming in right now a tarp goes up first, fastened through batten strips above the damage so the slope gets no new holes. Buyers and sellers send us the roofing lines off a home inspection report too, and we repair, seal and photograph each one.

Storm damage is the same inspection with more paperwork. Hail can bruise the shingle mat without leaving anything you would notice from the driveway, and a tab that the wind lifted often settles back looking fine, which is why the shingles get checked by hand. Every slope is photographed, and dents on vent caps, gutter lips and drip edge go into the report too. That report goes to your insurer, and we meet the adjuster on the roof. Paying the claim is up to the insurer. For a handful of torn tabs the repair can come in under your deductible, and we will say so when it does.

Maintenance and gutters

A maintenance visit renews what tends to give out before the shingles do: rubber pipe boots cracked by the sun, old sealant at the counter flashing and vent caps (cut out and redone), ridge cap nails that have backed out. Leaves and loose granules come out of the valleys and off any gutter guards. In the attic we look for a ridge vent and clear soffit intake. If the shingles are near the end, you get a replacement estimate to keep on file and there is no push to book it.

New gutters are run from a coil on site to the length of each run, so the only joints are at corners and outlets, and they hang on hidden hangers screwed into the fascia with a pitch toward the downspout. Soft fascia gets repaired before the gutter goes up, because a hanger will not hold in rotten wood. Done with a roof, the gutter tucks under the new drip edge while the crew is already there, and several reviews of our work mention roof and gutters as one job. Gutter cleaning and small gutter repairs are a minor part of our work next to full replacement.

Shingles and warranty
