Comparing roof replacement quotes in Charlotte, NC: what each line should tell you
Two roof quotes can sit thousands of dollars apart and describe two different roofs. Put them on the same footing before you compare the totals.

The short answer
When you are comparing roof replacement quotes in Charlotte, turn each one into a price per square first. Then check that every quote names the same work, line by line. Only after that does it make sense to compare totals.
For reference, our installed price for Owens Corning Duration architectural shingles is $420 to $550 per square. The old roof comes off to the decking, soft decking is replaced, and new underlayment, flashing and shingles go on under a 5-year workmanship warranty.
Start with the squares
Roofers price a replacement by the square, and one square is 100 square feet of roof surface. A quote should tell you how many squares it covers. If two quotes list different square counts for the same house, ask each roofer how they measured before you look at anything else.
The arithmetic after that is simple: squares times the rate. At our $420 to $550, a 20-square roof works out to $8,400 to $11,000. When we tested our estimator on the Matthews Heritage Museum, a public building, it measured 13.1 squares and came back at $5,500 to $7,200. Our page on roof replacement cost near Charlotte, NC walks through that example in full.
A satellite measurement is a planning number. It cannot see the decking, how many layers sit under the top one, the flashing at a chimney or a wall, or how the attic breathes, and those are what move a final price. That is why our written estimate comes after the photo inspection.
The lines every quote should name
Our estimates read in squares and line items. Whoever you get quotes from, ask them to name each of these, so you can hold one quote next to another:
- squares of shingle, with the shingle line named (ours is Owens Corning Duration)
- tear-off to bare decking, or a layover on top of the old roof
- an allowance for decking sheets, in case soft ones turn up
- underlayment, plus ice-and-water membrane in the valleys and around penetrations
- linear feet of drip edge and of ridge vent
- flashing details called out one by one, and new pipe boots
- cleanup, including a magnet sweep for nails
The shingles are the part you see. The rest is what keeps water out of the house, so check those lines one at a time.
Where quotes really differ
A layover leaves the old roof sitting on whatever rot is under it, and nobody sees the deck. A quote that includes a tear-off and a decking allowance is pricing a different job.
The decking allowance matters more than it looks. On one replacement a reviewer described, we found a minor issue with the decking partway through, told the homeowner right away and gave them an affordable fix. A quote that says nothing about decking leaves that conversation for later.
Flashing is the other gap. We rebuild it and replace every pipe boot, because on our repair calls flashing is usually where a roof goes first. If a quote does not say the flashing is new, ask.
What homeowners around Charlotte report paying
Google lets reviewers tag a job with a price range. On our profile, read on September 19, 2026, the reviewers who tagged a roof installation picked ranges from $6,000 to $8,000 up to $20,000 and over, and most of them sit between $8,000 and $16,000. The two at $20,000 and over were insurance storm claims where skylights were replaced and gutters went in along with the roof.
Those are the ranges each homeowner chose when they posted. They are not our price list, and the size of your roof sets your number.
Warranty, financing and insurance
Ask every roofer to put the workmanship warranty in writing and to tell you how long it runs. Ours is five years, and the manufacturer’s material warranty on the Duration shingles sits alongside it. Financing is available on our replacements. We do not publish a lender or a rate, so ask when you book and we will tell you what is available for your job.
If a storm is behind the replacement, the insurance claim comes first. We photograph the roof, put the photos into a report and meet the adjuster on the roof. Only your insurer decides what the claim pays, and we do not promise an outcome. Ask about the $1,000 off roof replacement offer when you book.
