Roof repair in Charlotte, NC: when a repair will hold and when the roof needs replacing

A leak in Charlotte does not automatically mean a new roof. What decides it is what the inspection photos show at the leak and across the rest of the slopes.

The short answer

Roof repair in Charlotte is the right call when the problem sits in one place and the shingles around it still have years left. Think of a split pipe boot, a run of step flashing pulled off a wall, or a handful of tabs the wind tore loose. Once the wear is on every slope, patching one leak tends to send the water to the next weak spot, and replacement makes more sense.

Our owner photographs the leak and the rest of the roof on the free inspection, so you see which of the two you have before anyone writes a number down.

Repairs that fix the leak for good

Plenty of leaks come from one part that failed early on a roof that is otherwise fine. These are the repairs we do most:

  • Pipe boots. The rubber collar around a plumbing vent cracks in the sun well before the shingles wear out. The new boot goes under the shingles above it and over the ones below, with no caulk standing in for the seal.
  • Step and counter flashing. Where a roof meets a wall or a chimney, flashing that was caulked in place instead of woven with the shingles will leak sooner or later. We rebuild that detail. Chimney counter flashing gets cut into the mortar joint, not glued to the face of the brick.
  • Wind-torn tabs on the ridge and rakes. A tab that lifted and settled back down has usually broken its seal strip. Torn and creased shingles get swapped for matching ones, and the ridge caps get reset.
  • Rusty or backed-out nails. One Google reviewer asked us for a general inspection after a year of bad weather. The roof was in very good shape, and our owner replaced some rusty nails and sealed a few spots that could have leaked down the road.

Small items like these may only take a few hours. Larger repairs run one to two days depending on weather. Our page on roof repair in Charlotte, NC covers each repair and how we find the entry point from the attic side.

Signs the roof needs replacing instead

Shingles curling or splitting are a sign an asphalt roof is deteriorating, according to Professional Roofing, the National Roofing Contractors Association magazine (October 2013). One curled corner is a repair. Curling across whole slopes means the roof is near the end of its life. Other things we photograph that point the same way:

  • bare mat showing where the granules have washed off, with granules piling up at the downspouts
  • decking that gives underfoot, or dark soft spots on the underside of the deck in the attic
  • a leak that came back after it was patched, sometimes more than once
  • a second layer of shingles laid over the first, which hides whatever the decking looks like under it

One of these alone does not force a new roof. When two or three show up together, we will tell you we would replace it, and you get both estimates side by side. If someone told you a roof has to go once a quarter of it is damaged, our post on the 25% rule for roofing in North Carolina explains where that idea comes from.

What Charlotte trees do to a roof

Charlotte has kept a lot of its tree cover, including in the neighborhoods that were built out decades ago. On a roof, that shows up three ways. Leaves pack into the valleys and sit on top of gutter guards. Limbs rub the shingles in the wind or come down in an ice storm. And the slopes that sit in shade stay damp long enough for moss and black streaking to lift the shingle edges.

The first one often looks worse from inside than it is. A drainage problem one Google reviewer called us about turned out to be debris on the gutter guards. Our owner cleared it and did not try to sell a repair or a new roof. A shaded slope can wear out years before the sunny side of the same house, and then we talk through replacing one slope or all of them.

How the free inspection settles it

The free photographic roof and attic inspection comes first, whatever the leak looks like. Our owner walks the roof and the attic and photographs every slope, every penetration and each run of flashing. The drone goes up where the pitch or the height makes walking a bad idea. A typical inspection takes 30 to 60 minutes.

You get the photos and an honest, itemized estimate within one business day. When both a repair and a replacement are on the table, both estimates come with the photos that support them. One reviewer wrote that our owner explained good versus worn shingles with pictures, and their roof turned out to be in good shape. Another put a roof and gutter project on hold and felt no pressure about it.

If water is coming in right now, the tarp goes up first and the decision waits. One reviewer wrote that our owner came out late at night to put up an emergency tarp, then fixed the roof. Our post on how to fix a leaky roof in Charlotte covers what to do in the meantime.
