Roof replacement financing in Matthews, NC: what to ask before you sign
A new roof is usually an unplanned bill. Treat the loan as part of the quote: get it in writing, compare it, and know when you can still back out.

The short answer
Roof replacement financing in Matthews, NC is a loan, so compare it the way you compare roofers. Get the interest rate, fees and total repaid in writing, find out whether your house secures it, and read every page before work starts. We offer financing on replacements, and we go through what is available for your job when you book.
We at Charlotte Premier Roofing describe our own options on the financing page. This guide lists the questions to ask anyone who offers you a loan, us included. The price side is on our page about roof replacement in Matthews, NC, and if you are still choosing a roofer, we sorted the roofing companies in Matthews, NC by Google rating and review count.
How do people pay for a roof replacement?
There are three routes. You can pay from savings, borrow from a lender you pick yourself, or accept payment terms the roofer arranges. A refinance or a home equity line of credit is a mortgage transaction, and that matters for the cancellation rules further down.
The route to be careful with is the one the Federal Trade Commission describes in its home improvement scam guidance. A contractor offers a new roof, says he can arrange financing through a lender he knows, and asks you to sign papers after work starts. The papers can be blank or rushed, and the FTC says homeowners later found they had agreed to a home equity loan with a high interest rate and points. Its advice is short: never agree to financing through your contractor without shopping around and comparing loan terms, and never agree to any loan until you understand it and know you can make the payments.
With us the owner comes out for the free photo inspection first, you get the findings and a written estimate, and then you decide how to pay. Ask about payment options when you book and we will tell you what is available for your job.
What should you ask a lender before you sign?
Put these six questions to every lender, whether you found them yourself or a roofer introduced them.
| Ask | Why it matters |
|---|---|
| What is the interest rate, and what is the total I will repay? | The FTC says to understand a loan’s terms and know you can make the payments before you agree. The total repaid shows the real cost. |
| Is my house the security for this loan? | A home equity line of credit or a refinance is a mortgage transaction, so the house is at stake if payments stop. |
| Are there fees to open the loan, or a penalty for paying it off early? | Fees change what you actually pay. Compare loans on total cost, not only the monthly payment. |
| Does the rate or the payment change later? | A low first payment can rise. Ask for the payment after any change. |
| Is anything left blank in what I am signing? | The FTC says not to sign a document you have not read or that has blank spaces. |
| Who is the lender, and how do I reach them? | Know the name and number before work starts. |
Can you cancel after you sign?
Sometimes, and the rule depends on what you signed. The Consumer Financial Protection Bureau (CFPB) says you have three business days to cancel a refinance or a home equity line of credit. You can waive that right only for a bona fide personal financial emergency, with a statement you write, date and sign yourself, and the CFPB says pre-printed forms are not allowed.
The FTC points to a second right. A written contract should carry a statement of your right to cancel within three business days if you signed it in your home or anywhere other than the seller’s permanent place of business. An estimate signed at the kitchen table can fall under that. Ask whoever you hire to point to the cancellation terms in the paperwork before you sign.
Payment timing belongs in the contract too. The FTC advises against paying the full amount up front, notes that some states limit the down payment a contractor can ask for, and says not to make the final payment until the work is done and you are satisfied with it.
What can Charlotte Premier Roofing tell you about paying?
We offer financing on roof replacements. We do not publish a lender or a rate, so ask when you book the free inspection and we will tell you what is available for your job. The inspection and the written estimate are free whether or not you go ahead. The $1,000 off roof replacement offer and the 5-year workmanship warranty apply the same way whether the roof is financed or paid in full, and paying over time does not change the scope or the warranty. Our page on roof financing in Charlotte has the rest.
How big a loan does a Matthews roof need?
Borrow against the written estimate, not a guess. Roofers price a replacement by the square, and one square is 100 square feet of roof. Our installed price for Owens Corning Duration architectural shingles is $420 to $550 per square, with the old roof taken off to the decking. A 20-square roof works out to $8,400 to $11,000. When we tested our estimator on the Matthews Heritage Museum, a public building, it measured 13.1 squares and came back at $5,500 to $7,200.
Those are planning numbers. Satellite imagery cannot see the decking or the flashing, so the written estimate after the photo inspection is the figure to finance. Our page on roof replacement cost in Matthews walks through the arithmetic, and the instant roof estimate gives you the squares first.
What if a storm caused the damage?
Then the insurance claim comes first, and financing is usually about what is left for you to pay. The NOAA Storm Events Database lists 49 severe weather reports within 10 miles of Matthews between January 2019 and June 2026: 36 thunderstorm wind reports, 10 hail reports and 3 tornado reports.
The North Carolina Department of Insurance says a wind or hail deductible is a percentage of your Coverage A (Dwelling) amount and is shown on your policy declarations page. At 1% on $200,000 of coverage, that is $2,000 for every wind or hail claim. The Department also says to photograph the damage before temporary repairs, keep your receipts, and hold off on permanent repairs until the insurer has had a chance to inspect. Your declarations page shows which percentage you have. Only your insurer decides what a claim pays, and we do not promise an outcome. Our page on storm damage and insurance claims explains how we document a roof for the adjuster.
Start with the written estimate
The number to borrow against comes from the inspection. Call (704) 352-1112 or request a free roof inspection, and ask about payment options when you book.
