The Short Answer
What decides the cost of your roof in Charlotte
The cost of a new roof in Charlotte comes down to how many squares of shingle your roof takes and what is under the old shingles. The first part can be measured from above in seconds. The second part only shows once someone is up on the roof, which is why we inspect before we write an estimate.
This page explains what moves the total. It does not put a figure on your house, because nobody can do that honestly without seeing the roof. For a planning range on your own address, use our instant estimate. For a written number, book the free photo inspection.

What Moves the Price
Six things that move the cost of a roof replacement
Roof size, in squares
One square is 100 square feet of roof surface, and everything else is multiplied by it. A quote should tell you how many squares it covers. If two quotes list different counts for the same house, ask each roofer how they measured before you look at anything else.
How many layers come off
We tear off to the decking on every replacement. An older Charlotte house that has been re-roofed before may have a second shingle layer under the first, and that is more to remove and haul away.
Soft or damaged decking
Decking is the wood under the shingles. We replace it where it is soft, and a good estimate carries an allowance for decking sheets. Older homes with plank decking may need re-decking with sheet goods before the new underlayment goes down.
Flashing, chimneys and pipe boots
Step flashing at a chimney or wall, the pipe boots and the drip edge are small line items that add up, and they are only readable up close. A roof with more chimneys, walls and valleys has more of them.
Ventilation
Our estimates list linear feet of ridge vent along with the shingles. Whether your attic needs more of it is something we check on the inspection.
Gutters done at the same time
New gutters are a separate line, but the easiest time to replace them is while the roof is off and the drip edge is exposed. See gutter replacement.
Our Estimate
What our written estimate lists
Our roof replacement estimate covers the full tear-off, Owens Corning Duration architectural shingles, new underlayment, drip edge, pipe boots and flashing, and it carries our 5-year workmanship warranty. It lists squares of shingle, an allowance for decking sheets, linear feet of drip edge and ridge vent, and the flashing details called out one by one.
We start with a free photo inspection of the roof and attic. You get the pictures, so you can see what the estimate is based on. Sometimes the roof has years left, and when it does we say so.

FAQs
Roof replacement cost questions in Charlotte, NC
What is the biggest thing that moves the cost of a new roof?
Size. Roofers price a replacement by the square, and one square is 100 square feet of roof surface. Two houses with the same floor plan can carry very different roofs once you count dormers, sections and overhangs, which is why the measurement comes first.
Why can two roof quotes be so far apart?
Usually because they describe different work. One may include a full tear-off, new underlayment and new flashing, and another may not. Our article on comparing roof replacement quotes goes through it line by line.
Can I get a number without someone coming out?
You can get a planning range. Our instant estimate measures the roof from satellite imagery in seconds. It is a planning figure, not a contract price, because a satellite cannot see decking or flashing. The written estimate comes after our owner has been up on the roof.
Does insurance change what I pay?
It can. If a covered storm damaged the roof, your claim and your deductible decide your share, and what is covered is the adjuster's decision. We photograph the damage and meet the adjuster at the roof. See our storm damage and insurance claims page.
Do you offer financing?
Yes. Read our financing page and ask when you call.
Does the free inspection cost anything if I decide not to go ahead?
No. The photo inspection of the roof and attic is free, and the written estimate comes with no obligation on it.
