Roof replacement in Waxhaw, NC: what changes between an older home and a newer build
A roof replacement in Waxhaw follows the same steps on every house, but an older home near downtown and a newer subdivision build each bring their own problems once the old shingles come off.

The short answer
A roof replacement in Waxhaw, NC runs the same way on any house: free inspection, tear-off to the bare decking, decking repairs, new underlayment and flashing, new shingles, and a cleanup. What changes is what the crew finds under the old roof. On the older houses near downtown, it is usually the decking and years of patched flashing. On the newer subdivision homes, it is builder-grade details and, after a storm, hail damage spread across a whole street.
Two kinds of house in one town
Waxhaw grew around the railroad, which reached the town in 1888, and the Waxhaw Historic District near the tracks is listed on the National Register of Historic Places. Those older homes sit close to downtown. Most of the town is much newer: according to the Town of Waxhaw, its population more than doubled between 2010 and 2020, with subdivisions and townhouses going up along Providence Road (NC 16) and NC 75.
So a roofer in Waxhaw works on two very different roofs, sometimes in the same week.
On an older home near downtown
Board decking. Older houses were often decked with boards rather than plywood or OSB sheathing. Decades of nail holes, a few old leaks and gaps between the boards can leave spots that will not hold a nail. After tear-off, our crew walks the deck and replaces whatever is soft or will not hold, before any underlayment goes down.
More than one layer. A house that has been re-roofed a few times may have shingles laid over shingles. Everything comes off to the deck, because a layover leaves the old roof, and whatever rot is under it, in place.
Chimneys and patched flashing. Steep, cut-up roofs with old chimneys tend to have flashing sealed over by several different hands. On a replacement the flashing gets rebuilt, with counter flashing set into the mortar joint instead of caulked to the face of the brick.
The free inspection photos show the deck from the attic side first, so you see what the boards look like before the job is priced.
On a newer subdivision build
Builder-grade parts. Homes that went up quickly often have basic pipe boots and step flashing bent on site. The rubber boots split in the sun, and on two-story homes the flashing can let go where the lower roof meets the wall. Every boot is replaced and the wall flashing is redone with new metal under the shingles.
Ventilation. Some newer homes were built with a few soffit vents and no ridge vent. A ridge vent along the peak goes in as part of the replacement so the attic can push hot air out.
Hail on open lots. Many of the newer neighborhoods were cleared before they were built, so the roofs take every storm without trees in the way. When a claim is involved, we photograph the damage for your adjuster and can meet the adjuster at the house. Whether a claim covers the roof is up to your insurer and your policy.
HOA colors. Many subdivisions have covenants on exterior colors. Check what your HOA needs to approve before the shingle color is picked, and we will bring real samples to the estimate.
What every Waxhaw replacement includes
Whichever kind of house it is, our replacements go to bare decking, then synthetic underlayment across every slope, ice-and-water membrane in the valleys and around the penetrations, and new drip edge on the eaves and rakes. Then Owens Corning Duration architectural shingles go on, nailed the way the manufacturer calls for, which matters for the material warranty. Tarps go over the beds and walkways before tear-off, and a rolling magnet goes across the yard and the driveway at the end.
Most shingle roofs wrap up in one to two days. One Google reviewer wrote that our crew found a minor decking issue partway through their project and told them right away. That is the kind of surprise to expect on an older house, and the reason the estimate includes an allowance for decking.
The work carries our 5-year workmanship warranty in writing, plus the manufacturer material warranty on the shingles. Our page on roof replacement in Charlotte covers the full system and how the estimate reads.
Repair first, if a repair will hold
Not every Waxhaw roof that leaks needs replacing, and a newer one often does not. If the shingles still have life in them, a pipe boot or a flashing repair can be the right answer. Our owner photographs the roof and lays out the repair and the replacement side by side. If someone told you the whole roof has to go once a quarter of it is damaged, our post on the 25% rule for roofing in North Carolina explains where that idea comes from.
